no la, nowadays the rent there is at least 1.5 times.

What's fascinating is even in Hung Hom (the newly developed area), the rent at present is similar to that in mid-level 5/6 years ago.

I was told that the main-land rich persons like to live in new estate with sea view ...

to be fair, the developers really know marketing / packaging. Like Hung Hom 海明軒, 入場價 over 2 千萬大洋. 豪華大堂/ 會所, 四周環境清幽, 與黃埔的熱鬧, 好像兩個世界. :L

維港景色燦爛, 東方之珠, 實至名歸.  :verygood:

Those mainlanders might not mislead by the estate agents. since they have less opportunity to live near the coastal side, unless they are fishermen. No wonder they prefer harbour view in Hong Kong and most of them like crowd together. Hung Hom is a great place for them to live, and easily back home by rail at the moment. They would not like Kowloon Tong or South Hong Kong, quite easy by the outlook of a new kid in town! :applause:
