錦江11月30日招股
【明報專訊】市場消息指，集資約23億元的錦江酒店已落實公開招股時間表，公司計劃在本月30日(下周四)至12月5日公開招股，預期12月中旬掛牌上市。錦江招股的市場反應理想，美國第三大酒店集團Starwood旗下投資公司Starwood Capital(SC)，將認購總值3000萬美元(約2.34億港元)錦江新股，相當總發售股份一成，除SC外，錦江還會引入其他策略性股東，條款有待磋商。
正在進行預路演的內地綜合性酒店營運管理集團錦江酒店，擁有星級酒店及「錦江之星」經濟型酒店，合計網絡逾260家。據悉，承銷團在回應基金經理會關注2006年純利微跌的問題時指出，3.03億元(人民幣．下同)盈利預測，尚未反映出售部分酒店可能出現投資收益。
據錦江上市保薦人BNP百富勤報告指，錦江過去4年都因出售部分酒店錄得投資收益，公司在11月時亦與第三方簽訂出售協議，將以總代價1.15億元出售位於上海的九龍酒店45％股權，交易完成，估計可能獲得投資收益5300萬元。換言之，計及此因素，錦江2006年盈利應持續增長。瑞銀的報告則指出，今年錦江的利潤下跌，主要是集團為旗下的和平飯店及錦江中心進行翻新，以致部分樓面未能營業。
11 月底至 12 月初 有很多新股上市, 資金有限, 只能選擇性認購 :reading::oh::givemefive:

I cant said sure win, but look at the nature of this stock, this stock is the frist "Hotel" stock in HK and China stock market; this stock not just the biggest "hotel" stock in China, it is the biggest "hotel" stock in Asia.
Look at the post by bro potatogundam, the group own 260 hotels in China, no matter how "HIGH" or "LOW" grade of hotel is, hotel earns big money every year, right:lol

如家(Home Inn)已在納斯達克上市, 它比錦江酒店還要大, 而且升了不少, 不過錦江的表現就真的不知道啦 :)

Home Inn caters to the low end tourist market whereas 錦江 has more international/business type hotels. :):reading::lookaround::soldier:

根據上海錦江國際酒店(2006)招股文件披露,發行11億股 H 股,其中90%為國際配售,10%為公開發售,招股價範圍為1.8-2.2元,集資19.8-24.2億元,06年全年預測盈利不少於3.3億元人民幣。
該公司將於11月30日至12月7日正式公開招股,12月9日將公布定價,12月15日正式上市。

在今天所舉行的上海錦江國際酒店(2006)投資者推介會上,分析員及基金經理對該公司持不同意見,當中以負面評價居多,Amiya Capital LLP 基金經理朱立言指,錦江酒店業務較為複雜,亦非國內酒店的龍頭,而皓天資產管理分析員指,錦江酒店吸引力不大,他會把焦點集中於明天公開招股的中國交通建設及中煤能源身上。
鄧普頓資產管理的代表亦指出,錦江酒店估值表面上偏貴,根據他個人經驗,酒店市值的衡量應以區域性的平均租金乘以1000,以這種方程式衡量,錦江酒店的平均租金應達至80美元,才可配合其招股價所反映的市值,但按現時情況,該公司的租金未能符合上述要求。
荷銀分析員代表指,錦江酒店旗下的經濟型酒店將由現時的165間擴充至2010年的600間,這種擴充規模存在執行的風險,但若公司在特許經營上的安排有道,則有機會達到該目標。
亦有部分證券界代表對錦江酒店持正面意見,道亨證券代表指,現時市況好,錦江酒店市值亦不大,估計其股價很容易被炒上。標準銀行環球股票部董事王川指出,國內商務旅客的消費增長比預期中慢,但現時中資股受熱烈追捧,中資機構的股價走勢已不需按其內在價值衡量,故預期錦江上市後估值應會上升。

長遠而言, 真的要看管理層怎樣去管理好公司, 不過此股初期應可升一陣 :)
