小弟今年三十一歲,唔知各位朋友覺得四十歲買樓算唔算遲

小弟今年三十一歲,唔知各位朋友覺得四十歲買樓算唔算遲

小弟自己計算過,到2015年小弟可儲到一百八十萬。我當時都會四十歲了,唔知各位覺得四十歲才買樓算唔算遲呢?

小弟一直對於像星河明居或傲雲峰這種有會所的私人樓很喜愛,不知各位覺得到了2015年還有沒有大概二百萬的樓給我上車呢?

小弟月入大概二萬五,份工都幾secure,現時每月基本生活大概要一萬元,不知道各位認為小弟到了2015年能否付擔得起像翔龍灣這樣的樓呢?另外各位有沒有一些方法可提議給小弟令我可以早一些實現買私樓的夢想呢?

咁又唔好咁講,佢o地個個買咗樓,供完咗,都未必係好事。

你仲要問吓佢o地邊個唔係負資產,又或者唔見咗幾多先?以我為例,如果我六年前唔買樓,我依家有多70萬,你話好唔好喇!

香港絕大部份人都是在年青時買樓, 先付首期, 然後供樓, 當然要付出銀行利息
但如果你想儲好全部樓價的現金才買樓, 恐怕到時未必能實現你的買樓大計, 試想如果樓價每年升十個巴仙, 你十年後要多付一倍樓價, 那你會怎麼樣想?

I guess the point is not when to buy a flat, it is how much $$$ you borrow.

My rule of thumb is always : 50% downpayment, pay up within 7-8 years.  In that way you can pay up your flat early without paying excessive interest, but then it will limit your choices since you have to pay up a lot of $$$.

Woh, I think it would be too old if you have your first flat at your 40. You know you have to make mortage with banks for at least 10 to 25 years. After say 25 years, you will be at you 65. You could not be sure that you are still able to work at your age between 60 and 65. So quite dangerous in point of view unless you are cival servants !

我認為主要視乎本身已擁有資金而定, 早供樓不一定有著數, 入不敷支而斷供,繼而被銀行收樓亦不是罕見例子, 反而等待經濟能力較為穩固時買樓才有保障...

timing is everything,,, not about your age, but the reality market condition and other investment opportunities,,,

25-35 starts mortgaging are fine, but all the debts should be settled before 45,,, then you'll get a really free life...

I bought the apartment in 1997 at almost historic peak,,, lucky that the mortgage could be settled before 2010,,,
