the rent there is at least 1.5 times...even in Hung Hom is similar to that in mid-level 5/6 years ago.... I¡¦m afraid that if the rent has gone up that much in mid-levels as what you¡¦ve said, it could probably be a rare and extreme case, if not, then it¡¦s only happened on a specific street or even building.
To the best of my knowledge, on the whole, the current rent in Taikoo Shing is more or less the same as that of some twenty odd years ago.
With regard to those so-called luxury properties in the cheap areas like Hung Hom, it is only because those stupid buyers, many of them are mainlanders, misled by the developers/estate agents, just because they¡¦re new comers, they know nothing about the geographical history of Hong Kong.
Traditionally, those genuine luxury properties are not situated along the harbour side, as those rich people prefer to stay away from it due to the fact that it¡¦s really too noisy and overcrowded over there. That¡¦s why you could easily find that those slum areas are used to locate along the harbour side aroundßKºßÆW¡B¦èÀô¡Bªo³Â¦a¡B²`¤ô埗¡B¤EÀs«°& of course¬õê© as well.
Harbour view is a must for claiming to be a luxury property? Absolutely not necessarily! Go and see those luxury low-rise detached houses in¤EÀs¶íwould get the answer.
